Evaluating and preparing an apartment for high-end rental needs a firm understanding of the market – the area and the type of people who rent there, as well as being able to tap into current trends to ensure that the property gets maximum visibility. Here at Cathy Phillips & Co we have years of experience and a healthy interest in the property market, personally and professionally.

This apartment, with a prestigious West London address, had recently come to market after years of occupancy by the same tenant, and so was looking tired and dated. We were advised by the local agents we consulted that the potential tenant would likely be from overseas looking for 6 month tenancy… so there was a real need to make the apartment practical and low-maintenance as well as desirable and on-trend to stand out from the competition and gain maximum yield.

The first step was to reconfigure the layout to appeal to today’s tastes. We opened up the living room and dining room to create one, open-plan space with plenty of room for entertaining. We installed an en-suite to the master bedroom creating a two-bedroom, two-bathroom apartment (crucial nowadays at the top end of the market).

The new kitchen and bathrooms are clean and modern, appealing to all tastes and easy to maintain.

We devised a neutral but modern core colour scheme throughout, which would work whether the apartment is rented furnished or unfurnished.

At Cathy Phillips & Co we understand the importance of styling a property for rental or sale. In this case we styled this apartment with up-to-date pieces, with nods to Mid-century Modern and Nomadic Home design trends, to create a warm, welcoming ambience with international flair.

On a practical level, we project managed the work and liaised with estate agents, managing agents and local authorities, ensuring budgets and schedules were adhered to.
